The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often essential when disputing property taxes or selling a property. How does a home measurement service work?During a measurement service, an appraiser measures your home or property with a measuring tool — generally a tape or laser measuring device. As they move around the house, they make note of the layout of the rooms and other features, like closets, patios, and fireplaces. They might sketch out the property. Then, the appraiser creates a report and a more detailed sketch showing the total area and the general layout of the house. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more. When do I need a measurement service?Real estate taxesProperty tax records often reflect inaccurate square footage because the values can come from several sources, and sometimes go unverified — meaning you may be paying for more square footage than you actually own! Unless a certified appraiser has recently completed a valuation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a home measurement service before disputing your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth. Selling a propertyA measuring service will secure a fair price for your house. Area is one of the most important factors potential buyers look for when purchasing a home — but since square footage values are often estimated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price of your home, but possibly even the amount of interested buyers. The only reliable method of using an accurate GLA when listing your home is to refer to a recent appraisal or measurement service completed by an appraiser (after any updating that might have affected square footage). Material for real estate professionalsTo make sure that your client's home sells at a price that correctly reflects market value, we advise seeking a floorplan service for the property. Clients, and potential buyers, will appreciate your attention to detail, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tool for getting potential buyers interested since they can review the layout and characteristics of the home before and after touring.
